James Hardie Home Additions & ADU: The Thousand Oaks Owner’s Guide
James Hardie home additions and ADU construction in Thousand Oaks typically runs $45,000 to $130,000 for a full addition, while a detached ADU lands between $90,000 and $220,000 depending on size, site prep, and finishes. We stock and install James Hardie siding, trim, and weather barrier products on every addition we build, and we can match your existing Hardie profile so the new structure doesn’t look like it was bolted on. Most homeowners in Thousand Oaks call us because their existing Hardie siding or trim has begun to fail around an old addition, or because they’re planning an ADU and want the exterior to match the main house exactly.
What we see most often: someone built an addition twenty years ago with improper flashing, and now water is getting behind the Hardie plank at the roofline. Or a homeowner got a quote for an ADU from a generalist who wanted to use generic fiber cement, and the color match was never going to be right. Isaac Pruett has walked enough Thousand Oaks lots to know that matching James Hardie product lines isn’t just about color codes. It’s about plank width, lap exposure, texture, and the age of the existing finish.
Which James Hardie Models This Applies To

This page applies to every James Hardie exterior product line we work with on additions and ADUs: HardiePlank lap siding, HardiePanel vertical siding, HardieTrim boards, HardieSoffit, and the HardieWrap weather barrier. The compatibility question that matters most is your existing lap exposure. James Hardie plank comes in 4″, 5″, 6″, 7″, and 8″ exposures, and if your house was built with 5″ exposure HardiePlank, a new addition with 6″ exposure will never look right, no matter how close the paint match is.
Here’s a gotcha we run into constantly in Thousand Oaks: homes built between roughly 2005 and 2015 often used HardiePlank with a CedarMill texture, while newer builds shifted to Smooth or Colonial Roughsawn profiles. If you don’t check the texture, not just the color, the addition reads as a patch job from the curb. We pull an existing plank or check the exposed edge at a corner before we order anything. For OEM versus aftermarket: we use genuine James Hardie products on additions and ADUs, period. Aftermarket fiber cement exists on the market, but the color matching system, the 30-year limited product warranty, and the simple reality that Hardie products are tested as a system mean we won’t substitute a generic plank to save a few dollars. For interior finishes on the addition, we also carry and install KraftMaid, Cambria, and Silestone products, so the whole project stays under one roof.

Signs Your James Hardie Home Additions & ADU Is Failing
- Paint peeling at the bottom edge of your existing Hardie plank. This almost always means water is wicking up from grade contact or a failed drip edge. Hardie plank should never sit directly on concrete or soil; there needs to be a 2″ clearance gap. In Thousand Oaks, where we get wet winters followed by long dry spells, that wicking cycle does real damage fast.
- Visible swelling or “mushrooming” at plank ends. Fiber cement absorbs water at cut edges. If the original installer didn’t seal the factory edges with the recommended touch-up, those ends swell and blow the paint off within a few seasons. We see this constantly on older Thousand Oaks additions.
- Caulk lines opening around windows and door trim on the addition. This is a flashing failure, not a caulk failure. The caulk is the last line of defense, and when it’s doing all the work, water is already getting behind the trim. On a Thousand Oaks home, a hot Santa Ana stretch followed by rain accelerates this.
- Dark staining or efflorescence on HardiePanel vertical siding. This tells us there’s not enough drainage space behind the panel. HardiePanel needs a rain screen or at minimum a properly lapped weather barrier. Staining means the panel has been holding moisture for a while and it’s not going to dry out on its own.
- Your HardieTrim boards are cracking at the corners of windows. HardieTrim is a fiber cement product, and it does not flex. If the building moved seasonally (and every Thousand Oaks home does, with our clay soils), the trim cracks instead of stretching. When we see this, we know the original build didn’t leave proper expansion clearance.
Replacement Cost & What’s Included

For a home addition in Thousand Oaks, plan on $45,000 to $130,000 for the full build, with the Hardie exterior siding and trim accounting for roughly $6,000 to $18,000 of that depending on square footage, texture, and whether we’re doing lap, panel, or a combination of both. A detached ADU runs $90,000 to $220,000, and the Hardie exterior portion typically lands between $9,000 and $25,000 because of the larger wall area and soffit work.
Every quote we write is a fixed, line-item price delivered before work starts. That’s not a courtesy; it’s how Mason Remodeling has operated since 2004. The price includes removal of failed siding or trim, inspection of the existing weather barrier, any replacement sheathing (we’ll show you photos of what we find before we bill a penny more), the James Hardie product, all flashing, installation, paint color match, and cleanup. If the work isn’t right within 365 days of completion, we fix it at no cost under the 365-Day Done Right Promise. You’ll know the warranty terms in writing, with coverage and exclusions stated plainly, before you sign anything.

There’s a safe middle ground here. You can absolutely walk your own addition with a flashlight and look for the signs we listed above: peeling bottom edges, swelling at plank ends, caulk lines pulling away, cracks in hard trim. Notes and photos from you help us quote accurately before we arrive. What you shouldn’t do is pull Hardie plank off your wall to “take a look.” Fiber cement is heavy, it snaps when bent, and the dust from cutting or breaking it contains silica. You need the right respirator, the right flashing materials, and the right clearances for your Thousand Oaks lot (setback rules around ADUs and additions have gotten tighter in recent years, and we handle the permitting as part of the job).
If you’re looking at a failing Hardie exterior on an old addition, or you’re planning a new ADU and want the exterior done right the first time, call (805) 309-3386. We’ll come out, measure, check your existing profile and texture, and give you a written price. No pressure, no games, just numbers.
FAQs

James Hardie fiber cement products carry a 30-year limited, transferable warranty from the manufacturer, and in Thousand Oaks’s climate we typically see Hardie plank last 25 to 40 years before it needs replacement, assuming proper installation and maintained paint. The biggest killer here isn’t the sun; it’s water trapped behind the plank from bad flashing on the original addition.
Yes, we can replace individual planks or trim boards when the damage is localized, but there’s a catch. If water has gotten behind the siding, we need to verify the sheathing underneath is sound before we button it back up. We’ve done plenty of Thousand Oaks repairs where we replaced three planks and the flashing, but we’ve also opened walls and found the sheathing was toast. We’ll show you what we see and price it honestly. Call (805) 309-3386 and we’ll look at it together.
For an exterior siding and trim package on a new addition or ADU, most Thousand Oaks projects take 3 to 7 working days once the frame and rough-in are complete and the weather barrier inspection passes. Color matching, texture verification, and material lead time add about a week before we start. We’ll give you a schedule in writing with your price.
We stock common HardiePlank lap profiles, HardieTrim boards, and HardieSoffit for Thousand Oaks projects, and we order specific textures or custom color matches before we start. You never have to source your own material. It arrives on our truck, with our crew, and the product warranty stays intact because it’s installed to manufacturer spec.
