Schluter Home Additions & ADU: The Thousand Oaks Owner’s Guide
If you’re planning a home addition or ADU in Thousand Oaks with Schluter waterproofing and uncoupling systems, the installed cost typically runs $45,000 to $130,000 for the addition itself, with Schluter materials accounting for roughly $1,200 to $4,500 of that total depending on square footage of tile and wet areas. We stock and install the full Schluter line: KERDI membrane, DITRA underlayment, KERDI-BOARD, and all trim profiles. Most Thousand Oaks homeowners discover Schluter failures through cracked grout, water staining on ceilings below bathrooms, or tile that sounds hollow when tapped, and by then the waterproofing layer beneath has usually been compromised for months.
We’re an independent Thousand Oaks contractor, not affiliated with Schluter Systems. That matters because we can tell you honestly when a Schluter product is the right call without pushing it on every job.
Which Schluter Models This Applies To

Schluter makes a specific product line for additions and ADUs, and the compatibility mistakes we see cost Thousand Oaks homeowners real money. The core systems are KERDI (fabric waterproofing membrane), DITRA and DITRA-HEAT (uncoupling and heated floor underlayment), KERDI-BOARD (waterproof building panel), and the trim profiles (SCHIENE, RONDEC, QUADEC, and others).
The compatibility gotcha that trips up most people: KERDI membrane and KERDI-BAND are not interchangeable as standalone products. KERDI-BAND is a thinner, 5-inch wide strip designed for seams, corners, and transitions. KERDI membrane comes in rolls from 3 feet to 6 feet wide and gets applied over drywall or cement board before tile. Using KERDI-BAND as your primary waterproofing layer on a shower wall will fail, and we’ve torn out ADU showers in Thousand Oaks where exactly that happened.
For DITRA, the current generation is DITRA-HEAT DUO, which combines uncoupling with a thermal break. The older DITRA (now sometimes called DITRA-ORIGINAL in supplier catalogs) still works for floors without heating, but if you’re running heating cable in an ADU bathroom, you need the DUO version or DITRA-HEAT with a separate thermal layer. The thickness matters too: DITRA-HEAT runs 1/4 inch thick before tile, which changes your door thresholds and floor-height transitions if you’re matching an existing slab.
On the OEM-versus-aftermarket question: we use genuine Schluter products. The warranty on Schluter systems only holds when installed with Schluter-branded components, including their thinset (Schluter ALL-SET or SET) and their KERDI-KM sealant. Aftermarket lookalike membranes exist, but Schluter’s 10-year system warranty covers materials only if everything downstream is Schluter-approved. For a Thousand Oaks ADU that will be rented out, that warranty is worth keeping intact.

Signs Your Schluter Home Additions & ADU Is Failing
- Grout cracks along inside corners of showers or tub surrounds. This usually means the movement joint wasn’t honored with KERDI-FLEX or the membrane wasn’t lapped correctly. Water is working its way behind the tile.
- Water staining on the ceiling or wall below a second-floor bathroom. By the time you see the stain, the waterproofing layer has been breached for weeks. The fix is almost never caulk, it’s opening the floor and checking the membrane.
- Hollow-sounding tile in a wet area. That’s tile debonding from the substrate, often because thinset was applied to a dry, dusty surface or the wrong thinset was used over DITRA. Schluter requires unmodified thinset between DITRA and tile, and using modified there is a common failure point.
- Musty smell in an ADU that won’t clear even after cleaning. That’s trapped moisture behind tile or under flooring. In Thousand Oaks summers, that moisture breeds mold fast, especially in unventilated ADU spaces.
- Visible gaps where trim profiles meet tile edges. If a SCHIENE or RONDEC edge has pulled away from the tile, the aluminum or stainless profile wasn’t set in thinset correctly. Water wicks under the profile and into the wall assembly.

AfterReplacement Cost & What’s Included

For a Schluter system repair or re-installation within a Thousand Oaks home addition or ADU, here are the price ranges you should expect:
- Shower waterproofing tear-out and rebuild (KERDI system): $4,500 – $12,000 depending on shower size and whether tile is replaced
- Bathroom floor DITRA replacement with tile: $2,000 – $6,500 for a typical 5×8 bathroom
- Full ADU bathroom waterproofing with KERDI-BOARD and KERDI: $9,000 – $28,000 when combined with full bathroom remodel
- KERDI-BOARD wall panel replacement on an exterior wall: $3,000 – $8,000 depending on access and whether insulation needs replacing
These are installed prices including parts, labor, and cleanup. What drives the range: the age of the home (older Thousand Oaks homes often have non-standard framing that complicates KERDI-BOARD installation), how much tile has to be removed to access the failed area, and whether the original installer used Schluter thinset or something else. Our written price comes before any work starts, and it doesn’t change unless we uncover something structural that you approve in writing first.
DIY or Call Us?
Here’s our honest take. You can safely check a few things yourself: feel for loose or hollow tile, look for cracked grout at corners, and run your hand along trim profiles to see if they’re lifting. Those inspections cost you nothing and tell us a lot before we even visit.
What you should not do is peel back tile or cut open a wall to inspect the membrane yourself. The moment you disturb Schluter waterproofing, you compromise whatever integrity was left, and now the repair has to happen on an emergency timeline. We’ve also seen homeowners put a hole through a KERDI layer while “just looking,” then seal it with silicone and call it fixed. That won’t hold, and the water damage doubles. If you’re unsure, call us at (805) 309-3386. We’ll tell you over the phone whether it’s worth a service visit, and the estimate is free.
FAQs

How long do Schluter systems last in Thousand Oaks?
Genuine Schluter KERDI and DITRA systems installed to spec last 25 to 50 years in Southern California conditions, because our climate doesn’t subject them to freeze-thaw cycling the way colder regions do. Most failures we see in Thousand Oaks are installation errors from the original build, not material breakdown. Hard water from local municipal supplies can accelerate mineral buildup on tile, but the membrane underneath stays sound. Call (805) 309-3386 if you want us to inspect a suspect area.
Can a failed Schluter section be repaired, or does the whole system need replacing?
Small areas can sometimes be patched, but only if the failure is caught early and the surrounding membrane is intact. A failed corner seam in a shower might be repairable with KERDI-BAND and KERDI-FIX. A failed floor in the middle of an ADU bathroom almost never is, because water travels horizontally before it shows up on a ceiling below. We’ll give you a straight answer after looking, not a guess over the phone.
How long does a Schluter repair or replacement take?
A shower waterproofing tear-out and rebuild runs 3 to 5 working days including tile. A floor DITRA replacement in a bathroom is 2 to 3 days. Larger additions or ADUs with multiple wet areas take longer, and we’ll put that timeline in your written estimate before you sign anything. Call (805) 309-3386 for a schedule based on your specific project.
Do you stock Schluter products or order them per job?
We stock the common items: KERDI membrane rolls in 3-foot and 5-foot widths, KERDI-BAND, KERDI-BOARD in half-inch and 2-inch thicknesses, DITRA and DITRA-HEAT, plus SCHIENE and RONDEC profiles in the most common finishes. Specialty profiles and larger KERDI-BOARD sheets get ordered per job, which adds 2 to 5 days. We also stock materials from KraftMaid, Cambria, and Silestone for the finish side of additions and ADUs.
